About Bellevue Bute

Bellevue Bute is a luxury 2 bedroom seafront apartment located minutes from the centre of Rothesay, the main town on the Isle of Bute (Scotland's most accessible island)

The apartment is light and spacious throughout and is decorated in period colours to reflect the Victorian heritage. Bellevue Bute is owned by Ronald, who grew up on the Isle of Bute and is decorated with his own mixed media art, giving a unique artistic vibe to the flat.

The lounge enjoys a panoramic sea view from its triple aspect window - even on a rainy day there is still plenty to watch as the ferries and other boats sail by. You may even see dolphins swimming in the bay.

The apartment is in an ideal location, being approximately 500 m from the centre of Rothesay and the main ferry terminal. Far enough away to be peaceful and quiet, but close enough to mean that all local amenities are within an easy 5 to 10 minute walk along the seafront promenade. There is a local artisan bakery and cafe 5 minutes walk away, ideal for breakfast pastries and coffee. Within Rothesay itself you will find a range of pubs, cafes and restaurants including a gin garden at the local distillery, all within easy walking distance. There is a strong live music scene in Rothesay with many pubs hosting live musicians and bands regularly., although there will always be a quiet alternative if you prefer. The lounge at Bellevue Bute is located at the front of the flat and enjoys a truly panoramic view over Rothesay Bay and the Firth of Clyde. The ferry terminal can also be seen, and many an hour can be spent at the window seat watching the ferries come and go (including the Waverly paddle steamer at times). Dolphins are frequent visitors to the Bay as are a variety of sea birds.

Hidden within the window seat are a selection of books and board games - just lift up the cushion to locate these. Books can also be found in the single bedroom.

There is a 32 inch SMART TV located within the lounge, through which all Freeview channels are available. The TV is connected to the Wi-Fi in the flat and the most popular Apps are already loaded (Netflix, Amazon Prime, BBC iPlayer etc) to watch with your own accounts.

Fast, free unlimited 5G Wi-Fi is available via the router located in the lounge. The network name and password will be supplied upon booking but are also given on the router itself.

Bellevue Bute sleeps up to 3 adults and 1 child in 1 double and 1 single bedroom. The master bedroom is located at the rear of the flat, but still has a sea view over Rothesay Bay. This room sleeps 2 adults in a double bed. One of the highlights of this room is a luxury en suite bathroom with Victorian roll top bath, shower, toilet and sink.

Bedroom 2

The second bedroom sleeps 1 adult or 1 child in a single bed. There is an additional fold out single bed stored underneath the single bed. We recommend that this bed is only used for a child under 12 years old. Bedding will be supplied for this folding single bed upon request only. This bedroom is located at the front of the flat and shares the same panoramic sea view over Rothesay Bay as the lounge. Within this bedroom is another window seat where you can use the provided binoculars to watch the boots and wildlife across the bay.

Kitchen and Bathrooms

The kitchen is well equipped with hob, oven, fridge (with ice box), dishwasher and washing machine (both available to use at no extra cost with washing liquid and dish washer tablets provided ). There is ample plates, dishes, glasses, cutlery, pots, pans, cooking utensils for 4 people. Within the cupboards you will find salt, pepper, rice, pasta and olive oil, together with tea, sugar and a complementary bag of our own home roasted Dryad coffee.

Dishwasher tablets and washing liquid for the washing machine are located in the cupboard under the sink.

Bellevue Bute is completely eco-friendly and all products supplied for our guests to use (soap, washing up liquid, washing liquid pods and dishwasher tablets) are the brand Ecover.

Unusually for a 2 bedroom flat, there are two full bathrooms in Bellevue Bute - the main family bathroom is accessed from the main hallway, the second is en suite to the master bedroom. Both have showers, the main bathroom has a walk in shower, the en suite has a Victorian style roll top bath with attached shower.

One set of towels (bath sheet and hand towel) will be supplied per person on the booking. We do not charge extra for additional guests up to 3 adults and 1 child so please do ensure you book for the correct number of people to ensure that we leave sufficient towels for your party. It is also a condition of our insurance and fire risk assessment that we know how many guests are staying in the flat at any one time.

The hall cupboard houses a vacuum cleaner if required and also pegs for using the communal drying green.

Health and Safety for our guests

At Bellevue Bute we take the health and safety of our guests seriously. Full safety information for the flat, including safety certificates (gas and electricity, Legionella testing) and a fire risk assessment is available for inspection in the hall console unit. All electrical items within Bellevue Bute are PAT tested. A fire extinguisher is located in the main hallway together with a fire blanket in the kitchen. The apartment is fitted with interlinked smoke detectors, heat detectors and a carbon monoxide detector as required by Scottish legislation.

As required by the Civic Government (Scotland) Act 1982, Bellevue Bute is now fully licenced as a Short Term Letting property with Argyll and Bute Council. Licence number is AR00244F. A copy of our licence is available for inspection in the flat.

Pets are not permitted at Bellevue Bute so this property is ideal for people with allergies or those who prefer pet free accommodation.
